Good morning and happy Friday! We have some stories today, just no scheduled housing news. Home prices continue to grind higher, giving most homeowners positive equity in their homes. Currently, only 1.1 million homeowners are upside down on their loans, compared to almost 9 million at the end of 2008. Also, the median age of all owner-occupied homes is 39 years, the historical high. We continue to need more new construction!

Bonds today are under selling pressure after the higher-than-expected CPI number (+1.00% in May). 10yr T-Notes are -14/32 to yield 3.09%. MBS FNMA 30yr 4.00% are -15/32 to $98-15, which is a 4.23% yield and +109 to the 7.8yr treasury curve. Everyone have a great day and call or email with your MBS and whole loan inquiries.
