Good morning, and happy Friday! The expiration date on the eviction moratorium enacted by the CDC ten months ago is quickly approaching. According to the U.S. Census Bureau, more than ten million Americans are behind on their rent payments. The moratorium was put in place to protect pandemic-affected borrowers, but landlords who are struggling to keep up with their own payments have shouldered much of the cost. The impact of the moratorium’s expiration will be mitigated by the GSEs; Fannie Mae and Freddie Mac, which are responsible for about 50% of the country’s apartment financings, extended their multifamily forbearance programs until September 30th. Even with that extension, upwards of five million renters risk eviction at the end of June.

In the bond market today, the 10yr. T-note is +5/32 to yield 1.57%, and the FNMA 30yr. 2.5% is trading at $103-16+ to yield 1.71% with a +90 spread over the treasury curve. Call or email us when you want to get into MBS! Thanks for reading and have a wonderful weekend!
