Good morning ladies and gentlemen, and welcome back for another week! After the housing crisis, loan underwriting standards became significantly tighter. As a result, first time homebuyers and those who cannot muster up sizable down payments are now facing significant barriers to enter the housing market. The pandemic has done nothing to improve this widening inequality. Wealthier individuals-many of whom have benefited from stock gains- have taken work from home orders as an opportunity to move elsewhere, raising property values in their new locations. In addition, high demand for housing coupled with low inventory has caused home prices to rise significantly across the country, making home-owning that much less accessible for lower and moderate income individuals.

The 10yr. T-note is currently -3/32 to yield 1.59%, and the FNMA 30yr. 2.5% is trading at $103-13 to yield 1.82% with a +83 spread over the treasury curve. Thanks, and have a productive Monday!
